What is your cancellation policy? One hundred percent (100.00%) of the total booking charges (less $100.00 taxable cancellation fee) will be refunded if the cancellation is made more than 30 days prior to the arrival date of the reservation. Fifty percent (50.00%) of the total booking charges (less $100.00 taxable cancellation fee) will be refunded if the cancellation is made more than 14 days prior to the arrival date of the reservation. For cancellations made within 14 days prior to the arrival date, no refund will be issued.

Why pick this area of 30A? This little neighborhood is south of 30A, so there is no need to cross the busy road to get to the beach. It is close to Seaside but not in the middle the crowds that Seaside is known for. It is also close to Rosemary Beach, Alys Beach, and Grayton Beach, which gives you access to these great resorts via biking or car, but allows you to get away from it all, for a peaceful, relaxing vacation. A new development of shops and restaurants just opened within a 5-minute walk--coffee, ice cream, fine and casual dining (tacos!)--are really close by. Because the Bungalow is nestled next to Eastern Lake, you also get the best of both worlds:  beach and lake!  The lake outfall offers shallow, calm water for those red flag days on the Gulf. Your kids can play in the shallow lake--chasing fish, floating, hunting crabs--without safety concerns. The Lake offers great kayaking, canoeing, or paddle boarding as well. Sometimes after periods of heavy rain, the lake opens an outfall and empties into the Gulf, and this is one of the very few areas in the world where this happens. 

Who is the owner? The owner-manager is Andrew Hamilton, who is a real person. He grew up in Alabama and came to this area as a child. He was lucky enough to find a little piece of paradise several years ago, and he enjoys hosting guests who will fall in love with this bungalow, too. Often there is concern renting directly for the first time, which is completely understandable. However, if you read the reviews of the property on both VRBO or Airbnb, you will get a sense of how Andrew manages the property. He has been a host for more than 10 years and works with guests to resolve any issues in as customer friendly manner as possible.

Who manages the bungalow? The bungalow is owner-managed so no need to reach an anonymous management company. You will have direct line of communication with the Andrew to address any issues, answer any questions, and enable your stay to go as smoothly as possible!

What if something needs maintenance? The bungalow has a local, on-call maintenance team should something need attention during your stay.

What if something breaks? For peace of mind, the bungalow includes a limited property protection program for accidents that may happen. Up to $500 in coverage (certain exclusions apply) is included with each booking so that your stay is as stress free as possible! Nothing is required of you except a pic and brief explanation of what happened.

How far is the beach? The beach is about a five-to-seven-minute walk from the bungalow.  There are two public beach access points that are easily accessible: Ramsgate and Eastern Lake. The public beach is one of the largest in the county and offers plenty of room to spread out.

Does the bungalow provide bikes? YES!  The bungalow provides 4 adult beach cruiser bikes seasonally, March through October.  If visiting outside of those months, there is a convenient bike rental shop not far from the bungalow, and they deliver! They also have children's bikes that can be rented if the adult bikes do not work for every member of your party.

Does the neighborhood allow golf carts? YES! Golf carts are allowed in this neighborhood.

Does the bungalow come with a golf cart?  Unfortunately, the bungalow is unable to offer a golf cart but there are many companies in the 30A area from which you can rent, and they will deliver to and pick up from the house.

Is the pool heated?  YES!  The pool can be heated for an additional fee, just inquire with the owner.

How does the pool and spa heating work? The pool and spa cannot be heated to different temperatures at the same time. Typically, the pool gets heated during the day. The spa is controlled on site and runs for 2-hour increments.

How far are shops and restaurants? The Greenway Station is about a five-minute walk, with several shops, cafes and restaurants. There is coffee and ice cream plus casual and fine dining. Also, only 5 minutes away walking is a beach shop to purchase souvenirs, lotion, beach supplies, etc. A 30A mainstay, the Old Florida Fish House, is a little farther walk (~12-15 minutes) but easily accessible via the footpath that runs along 30A. In the same complex, there is a coffee shop, wine bar, and seafood market.  

Does the bungalow provide beach equipment? YES!  The bungalow provides backpack beach chairs, two umbrellas, and a wagon.

How pet friendly is the bungalow?  VERY!  The back yard is completely fenced in, and the neighborhood is very walkable with little traffic. The LVT floors provide for easy clean up with accidents. 

Are dogs allowed on the beach? Unfortunately, Walton County limits licenses for pet beach access to owners. There is a dog friendly beach in Panama City Beach.  There is also a dog park in Santa Rosa Beach if regular walks aren't enough for your pup. But the neighborhood is home to many dogs and the streets are quiet and shaded.

What about parking? The bungalow has room for two vehicles in the driveway. Street parking is also available, but it is along the gravel road with no real shoulder so could not support a large vehicle.

What if there is a bad weather or a hurricane? The Bungalow will refund unused nights if there is a mandatory evacuation order specific to the address of the Bungalow. Otherwise, we are unable to refund based on weather conditions.  WE HIGHLY ENCOURAGE TRIP INSURANCE.
